What to Check Before You Sign a Rental Agreement

A rental agreement is one of those documents people sign in a rush and regret at leisure. Before you sign, read every clause — especially the ones about deposit return conditions, early termination penalties, and who pays for repairs. Take photos of every room, every scratch, every stain, and email them to your landlord the day you move in.

Pay attention to how rent increases are handled, what counts as "normal wear and tear," and whether subletting or having guests is restricted. If something feels unclear, ask for it in writing. A landlord who refuses to clarify terms in writing is a landlord you should think twice about.

Also photograph EVERYTHING when you move in. Every scratch, every stain. Date-stamped. It's your proof when they try to keep your deposit.
